Special activity on the buiding market in Poland was noted in Warsaw. However polish real estate market as a whole noted increase of supply and attractiveness around investors, lessees and developers - that information was announced by authors of "Comercial market in Poland" prepared by CB Richard Ellis company.
On the office market there was noted increase of demand for modern office area together with the decrease of uninhabited houses. Total rented area in Warsaw is 200 thousand sq.meters (data from 1st quarter 2011), what is the highest level in the quarter . In the capital city there is noted slowly increase of rental for the best area in the best localization. Sudden increase was not yet noted - said Joanna Mroczek, director of market research and consulting in CBRE company.
Complete supply of modern office space in Poland is 3,5 million sq.meters. Actually about 405,000 sq.meters of offices are builded, where 32% is already rented throught the preliminary contracts. Beyond the Warsaw increse of the interest of developers and lessees was directed to Krakow and Łodz. The highest decrease of indicator for non-rented areas was noted in Wroclaw and Krakow.
