A new owner of the Warsaw's office building is open real estate fund Deka Immobilien – Global, which has paid for it about 94 million Euro. Atrium 1 is a fourth new office project which Skanska has sold in the last 10 months to the investment funds.
The office building is located by ONZ Roundabout and offers a total of 18 000 sqm of office and commercial space. The location will be put into operation in the beginning of 2014. At this moment, the level of commercialization reaches 75 percent and the most important leaseholder is Bank Zachodni WBK from Santander Group. The deal of renting a total of 12 200 sqm of space signed with the bank in the September of 2013 is the biggest rent transaction in Warsaw's Central Business Area in the last years.
We're very happy that Atrium 1, our major office building in Warsaw, has joined the group of projects which have been sold even before they were put into operation – said Waldemar Olbryk, President of Skanska Property Poland. It's yet another proof of a huge trust our clients put into us, which is a result of several factors: strength and reliability of Skanska brand, over 15 years of success in the Polish real estate market and the appreciation for the quality guaranteed by Skanska S.A. as a general contractor of all our projects. The commercial success of Atrium 1 also shows, that our decision to build balanced constructions is a right direction and LEED certificates confirm not only the use of green solutions, but also the structure's quality – he adds.
Atrium 1 is being constructed in accordance with LEED ecological certificate. The building has already gained a precertificate on the highest level – Platinum.
Atrium 1 is another of our projects located by Jana Pawła II Ave. in Warsaw that has been purchased by Deka investment fund, which proves, that our business relations base on mutual trust and are beneficial to both parties. We hope that such a fruitful cooperation will develop in the future – comments Katarzyna Zawodna, regional director in Skanska Property Poland.
During the transaction, the fund was represented by Jones Lang LaSalle and the sole selling agent for Skanska was Colliers International. Legal counselling for the buyer was provided by Allen & Overy legal office while for the seller it was Dentons that provided such services.
