Cracow Kapelanka 42A and Axis buildings as well as Katowice Silesia Business Park complex were put up for sale. The total rentable area, the owner of which is Skanska Property Poland, amounts to over 62 000 sq. m. The exclusive agents servicing these transactions are CBRE and Colliers.
We decided to sale the portfolio of new office structures in the most prominent regional cities in Poland due to positive response of the market to our investments, i.a. Dominikański in Wrocław – explains Adrian Karczewicz, director for transactions in Skanska Commercial Development Europe. According to Karczewicz, the high demand on the part of tenants, low level of rents, and small rate of uninhabited apartments in offices class A are main assets of the lease markets in Cracow and Katowice.
Kapelanka 42A is located in Cracow and it is an office structure class A. The building was commissioned in the third quarter of 2014 and it offers over 18 000 sq. m of space. At present, it is almost totally rented within long-term lease agreements. The main tenant of the structure is one of the largest global banking and finance institutions which opened its service center in the building. This center has recently developed within the structure and extended the amount of rented areas. Furthermore, the building was classified in LEED certification system on Gold level.
Axis is the second office project of Skanska which is being realized in Cracow. The property will deliver 21 000 sq. m of total rentable area. The completion of the building is planned on the fourth quarter of 2016. At present, the negotiations with a large international tenant are being conducted, thanks to which the building is supposed to be commercialized in large part till the end of the second quarter of 2015.
Silesia Business Park in Katowice is an office complex class A which is composed of four buildings with the total rentable area of 48 000 sq. m. The building A (12 000 sq. m GLA) has been already completed and commissioned, whereas the commission of the building B (12 000 sq. m GLA) is planned on September 2015. Silesia Business Park is being realized in accordance with standards of ecological LEED certification on Gold level.
The technical specifications of all four buildings are very similar. They include suspended ceilings, lifted floors, modern BMS building management system, efficient ventilation and number of energy-saving technologies. Moreover, the innovations concerning exploitation of the structure and its impact on the natural environment were applied in all buildings.
