Hala Koszyki, founded in 1909, is an integral part of Warsaw. Formerly it was full of food stalls and producst for home and kitchen. Currently, works intended to completely renovate it are beginning. The investor, the company Griffin Group, plans to rebuild the main nave and to renovate two annexes. Even more, two-storey underground car park with 215 parking places will be built, and around the hall cosy office buildings will be made.
The project includes the construction of three independent A+ class office blocks. The building A will have ca. 4 400 sq. m of space, the building B will offer 2 800 sq. m, and the building C - 3 400 sq. m. In total, almost 11 000 sq. m of rentable area will be handed over to the market in Warsaw. The sole agent responsible for the commercialisation of the office space is the company Colliers International.
In the renovated hall, the investor also wants to create a commercial part, amounting to over 7 500 sq. m. In Hala Koszyki, there will also be, among others, loft offices and spacious terraces with the view over the panorama of Warsaw.
The strength of this project is its cosiness. The office blocks will resemble apartment houses, rather than cold constructions made of glass and steel. Thanks to this, it will be the ideal place for people looking for office space with soul and unique atmosphere, says Michał Świerczyński, the president of the company which deals with this investment in Griffin Group. All this due to the neighbourhood of the historic hall. It gives a unique chance to feel the atmosphere of the beginning of the 20th century, and a moment later, in the modern office blocks, to use the innovations of the 21st century. Additional distinguishing feature is also installing loft offices in the mezzanine of Hala Koszyki. It is the first solution of this type in Warsaw. It is a unique place, where the glass ceiling, brick walls or metal supports are visible, he adds.
The course of the restoration works is overseen by the Griffin Group, together with the studio JEMS Architekci. The investment will be certified in the BREEAM system.

Griffin Group together with the studio JEMS Architekci want, on the one hand, restore, with the attention to the smallest details, the former Hala Koszyki, but on the other hand they will enrich the project with contemporary elements. The offices offered within the frames of the project will be modern, but at the same time cosy. Three independent office buildings are ideal for the headquarters of one or several companies. Due to their unique character and high quality, they will be able to satisfy the needs of even the most demanding customers. On the first floor, the office blocks will be joined to the historic part of the hall and thus they will permeate it. In turn, the top floors will offer terraces with the view of the centre of Warsaw. In addition, the tenants will have at their disposal small loft offices (up to 30 sq. m) - one of their kind. The investment is to be completed at the turn of 2015 and 2016.
