Out of steam in the capital, up a gear in the regions
The office market in Poland is undergoing rapid changes. The optimism of developers building in Warsaw, who started their projects in 2012-2013, can soon backfire. Those, in turn, who placed their bets on regional markets can rub their hands – the Polish star in the market for BPO investments is still shining brightly. How long will the situation last? – this question will be tackled by participants in the 7. conference “Office Buildings in Poland”, organized by Nowy Adres S.A. on 20-21 October in Warsaw’s Hilton hotel.
The largest and fastest growing local market – Warsaw – will soon have to face an oversupply crisis. According to JLL consultancy, even today the vacancy rate exceeds 13 percent in Warsaw, and given that up to 600 thousand square metres of new spaces may hit the market by the end of 2015, the rate is certain to rise. It’s good for tenants who can pick and choose from the offers and negotiate favourable lease terms. Other regional markets are also benefiting from this situation as they continue to attract huge investor interest from the Business Process Outsourcing sector. While previously international investors stayed well clear of them, in the face of uncertainty about the development of the situation in the capital, cities such as Wrocław, Kraków, Łódź and the Tri-City have become the focus of interest for Western (and not only) capital.
How long will the time of tenants last in Warsaw? How will foreign and domestic demand for office spaces develop in the near future? Is investing in the regional markets a safe bet in the long run? These and other questions will be tackled by participants in the 7. edition of the conference “Office Buildings in Poland”, organized by Nowy Adres S.A. on 20-21 October in Warsaw’s Hilton hotel. The conference programme has been designed to ensure that particular panels and presentations focus on the most important issues and problems of today’s market and show the situation in the largest regional markets. This biggest and most prestigious meeting for the Polish office property sector will be attended by nearly 50 speakers representing different, sometimes extreme views and opinions, as well as more than 300 participants. Among the speakers, discussion moderators and panelists will be industry journalists, reputed analysts and representatives of the largest market players.
