PATH Augustyniak, Hatylak and Partners legal office rented the whole floor in the Moniuszki 1A office together with AWANS Corporate Services. These two companies are going to occupy more than 500 sq. m of office space, and all existing entities will be consolidated in this new office. The tenants were advised by Department of Office Areas CBRE in the transaction process.
We have been observing interest in the consolidation of office area by tenants for the last several quarters. Thanks to very good lease conditions in Warsaw, more and more companies decide to move their departments into one headquarters. Such activity allows to manage the registered office more efficiently, as well as enables organizational culture and contributes to creation of innovations. Team work is one of the most important values in the 21st century. A proper location and arrangement of your office allow employees to take more efficient and effective actions – says Mariusz Gawarecki, Property Negotiator, Department of Office Areas, CBRE.
Taking the rented areas into account, legal offices are not such a big group of tenants as they used to be in the past. However, the presence of such organizations in offices determines their prestige. Moreover, offices in a good building will have a positive influence on prestige of a legal office. This dependency is noticeable in numbers – more than 75 per cent of contracts concluded by legal offices in the previous year concerned central office zones. Most frequently it revolved around new agreements (55 per cent), as well as expansions and renegotiations of contracts.
Moniuszki 1A is a 18-tier structure class A. It is situated in the very heart of the city center of Warsaw between Marszałkowska and Nowy Świat Streets. The building has been awarded BREEAM certificate. Furthermore, a thorough modernization of common areas and floors has recently been conducted in the building.
