LIXA is to be the largest office complex in Yareal’s history. This investment is to offer 65 000 sq. m in total. The complex will be erected at the crossroads of Kasprzaka and Karolkowa Streets. This design will comprise 4 buildings with independent access to lobby and car park. The applied design solutions will allow for organization of space in a way to make its adaptation to the requirements of large tenants possible. There will be even up to 4000 sq. m of office space on one tier.
LIXA is the largest project in the existing Polish Yareal's office portfolio. We have designed it in such a way so it could be an office of choice, especially for large international corporations. Therefore, we treat this investment as a business card, thanks to which we can emphasize our unique approach to the Warsaw real estate market. In order to provide our tenants with better comfort in using space in LIXA, we have decided to choose low development. The buildings with 4 or 6 tiers allow for obtaining larger space of each floor in comparison to tower buildings. We do not lose space for the building’s core which allows us to make more effectively designed space available to our tenants and use the horizontal communication inside the company. As distinct from skyscrapers, where there is no opportunity of installing opened windows, our largest investment offers a chance of natural ventilation of premises. Additionally, our tenants will have a vast garden and terraces at their disposal – explains Eric Dapoigny, Director of Yareal Poland.
The employees of companies which reside in LIXA will have green terraces and internal patio for both relaxation and work in the surroundings of greenery at their disposal. Canteens, restaurants, shops, kindergarten and service points will be located on the ground floors of all buildings.
LIXA has already been attracting tenants. BGŻ BNP Paribas Bank chose LIXA for its new head office last year by renting one third of the entire complex. The bank concluded a record-breaking pre-lease contract with Yareal concerning 22 000 sq. m. The head office of the bank with additional 6000 sq. m will constitute the first stage of the investment, the completion of which is planned for mid-2020.
The second investment stage will be commissioned at the beginning of 2021. It will deliver 20 000 sq. m of space to the Warsaw real estate market. The final construction stage of LIXA complex will offer 17 000 sq. m of office space and its completion is planned for a year later. LIXA is to receive a green BREEAM certificate at the Excellent level. The building of this complex will allow for recreation of ca. 400-meter-large coherent and elegant public space along Kasprzaka Street. LIXA will be erected in place of the existing old office buildings, the demolition of which is to be conducted in the upcoming year.
