A daughter company of Polski Holding Nieruchomości (PHN) – PHN SPV 33 – concluded a preliminary contract for purchase of the 2nd stage of Alchemia in Gdańsk from Torus. In accordance with regulations included in the final agreement, the offer price will be settled on the basis of a price formula which takes the base rate of rents and consulted capitalization rate as well as additional corrections – including exemption from rent – into account. At present, the price will amount to ca. 60.8 million euro, that is 258.2 million zlotys. PHN SPV 33 is planning to obtain external financing in order to realize this transaction. The company is also obliged to pay a deposit amounting to 1 million euro after receiving a permit from proper corporation institutions.
The preliminary agreement was concluded under the condition precedent including receiving proper corporation permits and delivering of the agreed part of the area to tenants – as we may read in the current report of PHN no 37/2015 from 17th November 2015. The promised contract will be signed after fulfillment of the mentioned conditions, however, not later than by the end of 30th September of the following year.
2nd stage of the Alchemia complex consists in two office towers (with the names Ferrum and Titanium) located on the common four-tier base. The realization of the 2nd stage started in December 2013 and its official opening took place in October this year. The structure will hold State Street, Wipro IT Services and Alexander Mann Solutions. At present, works at realization of the third stage of the complex, which is going to offer nearly 36 000 sq. m of office area and nearly 3000 sq. m of area dedicated to accompanying services, are being conducted.
