The demand for expensive, exclusive office spaces, situated in the very city centre, is increasing in the capital city, hence the decision to turn Prosta Tower from a residential building into an office building.

According to “Rzeczpospolita” the framing of the building located at Prosta 32 is already completed and the elevation is being laid. Plans of creating a metro near to this building is what makes this location so attractive. The building is going to be commissioned in April next year and is going to offer 5.5 K. sqm. of space available for lease. Prosta Tower is going to have 24 storeys, including 5 underground. The decision regarding the repurposing was based on last year economical breakdown, which indicated the increase in demand for office space. 

Tenants are driven by the prestige when it comes to the selection of the place for their future office and which can be found in such districts as: Śródmieście, Mokotów, Aleje. Ujazdowskie, Plac Trzech Krzyży, Nowy Świat. 23 Euro per sqm. is an average lease price. Another important determinants are the tenant’s budget, good communication as well as the amount of parking places.

Prices at the office market remain mostly stable with no larger falls and rises. Unchanged remains also the cost of rent in Warsaw , which is higher than in other large cities such as Krakow and Poznan.
