Kapelanka 42 is the eight design of Skanska Property Poland which is certified in LEED system. Certainly, the certification is and it will still be a crucial element of a competitive advantage at record supply of a new office area in 2014 in Cracow – that is over 100 000 sq. m. This trend indicates a high awareness of companies and consideration of comfort concerning employees as well as influence of the activity on the environment in a broader business strategy – says Paweł Paśnikowski, manager for sustainable development in Skanska Commercial Development Europe.
Kapelanka 42 is a green office complex which was commissioned in the second and third quarter last year. The complex is composed of two 12-tier stages. The total rentable area amounts to over 30 000 sq. m. In November 2014, REINO Dividends FIZ fund purchased the building B. At present, the property is being commercialized on the level of 92% (building A) and 88% (building B).
According to Paweł Paśnikowski: One has to learn how to use green solutions. Therefore, Skanska prepared training courses and information materials for users of its ecological buildings which explain how to use a full ecological potential of Kapelanka 42 complex.
The solutions implemented in the building will allow the tenants to minimize exploitation costs, especially consumption of water (by 50 per cent) and energy – by over 33 per cent in comparison to local norms. The access to a daily light on 75 per cent of office areas as well as regulated temperature will provide comfortable work conditions. Moreover, the complex is equipped with charging points for electrical vehicles and car park for bicycles together with changing-rooms and showers for bicyclists. The requirements of LEED certification caused that imported and regional materials were used during the building of Kapelanka 42 office and solutions which decrease the emission of CO2 were also implemented.
Skanska Property Poland is responsible for commercialization of Cracow investment, whereas Skanska S.A. was the general contractor. The author of Kapelanka 42 project was medusa group architectural studio.
