Works on Business Garden complex by Bułgarska St. in Poznań are entering a new phase. The reinforced concrete construction of first out of four office buildings has been completed. The completion of the raw state should occur in the next four months. First phase of the investment, offering 42 000 msq of office space should be put into operation in the beginning of 2015.
Construction of the complex began in February 2013. As soon as the ground works and construction of base of the garage has been completed, the assembly of prefabricated elements, which make up for the skeleton of the building, has begun.
The construction is going fast, which is connected with the technology we use – says Michał Wojciechowski, Project Manager SwedeCenter. For almost five months 25 trucks filled with reinforced prefabricates arrive each day. These prefabricates are used to build next levels of buildings. This week we’ve finished the construction of the first structure. Remaining three objects are in various phases of construction. According to the plan, the construction of the last building will end by the end of January 2014 – he describes.
We’re in a period of the highest intensity of works, which means that over 200 workers and 11 cranes are present on the construction site. Construction crews are conducting concrete and construction works. Now, from almost 9 000 prefabricates, as much as 55 % of elements such as poles, beams and celling slabs have been assembled. The construction has already consumed 2 300 tons of reinforcing steel and 21 500 cubic meters of construction concrete. With the amount of concrete we’ve used we could’ve covered the entire field of local City Stadium in Poznań with a three meter layer – comments Jarosław Golimowski, Operations Director in PORR Poland.
General contractor, PORR Poland, also prepares for installation and elevation works which should start by the end of October 2013. Office buildings’ elevations are to be made from aluminum and glass elements, divided by horizontal lines made of clinker brick and filled with elevation spaces from mineral elevation plates. These works should be finished by the beginning of the summer 2014.
Busniess Garden Poznań is another of SwedeCenter projects created in accordance with the concept of business parks. Complex will eventually offer 9 building with a total space of 80 000 msq. First phase includes 4 buildings offering 42 000 msq, which, with offices, will provide restaurant and service points. Basketball court and a field for boule were also included in the project. Business Garden Poznań is being constructed in accordance with requirements of ecologic certificate LEED – the location has been pre-certified on Gold level.
Property developer and the investor is SwedeCenter, part of Inter IKEA Group, which will also manage the complex. Ahlqvist & Almqvist Arkitekter and Arcade Polska agencies are responsible for the architectural project.
