Adgar, the purchaser of Ochota Office Park, is planning to create the very first centre of services and trade for the enthusiasts of sport in the country.

Adgar Group purchased a complex situated near Aleje Jerozolimskie 181 in Warsaw in this year’s June. Apart from the plans of preparing a new architectural concept, the company announced its will to change a ground floor into the very first centre of services and trade associated with sport in Poland. The most modern infrastructure for workout, running, swimming, or cycling is now to be found in one place, as well as a supervision of coaches and physiotherapists and specialist shops. The architectural concept is being prepared by a design studio Hermanowicz Rewski Architects. Adgar Group is also planning to cooperate with Colliers company.

I practice cycling myself, so I know exactly the importance of such issues as: professional coach supervision during exercising, help of experienced advisor while shopping and a possibility of meetings and exchanging experiences with the enthusiasts of the same discipline. Unfortunately, neither of them is offered by self-service shops – says Eyal Litwin, General Director of Adgar in Poland. Many people give up trainings because of badly-matched equipment or shoes, and sometimes just because they do not know how to exercise properly. Our building, with its complex offer, will constitute a response for the needs of Warsaw’s inhabitants in this field – he adds.

Among the facilities, there will be e.g. year-long track of 600 meters, drawn around the complex. Inside the centre, one will find innovative stations with the possibility of mounting one’s own bicycle, or testing the models that are available on the market, taking various conditions of a track under consideration. The company is also planning to create so called swim jet pools, which are one-man mini swimming pools for swimming upstream. Fitness club will be also opened, as well as the center of sport medicine, physiotherapy and rehabilitation.

Adgar Group’s decision on creating the sport centre was preceded by a thorough analysis of the market. According to Central Statistical Office, nearly half of Polish residents practice sport, while the most popular disciplines are running, cycling and swimming. In 2012, about 40 per cent of Poles were swimming and 66 per cent of them were cycling. In recent years, a real phenomenon is a growing popularity of triathlon, especially in Warsaw, where ¼ of the participants of this discipline’s competition live. Initial talks with potential partners of our centre prove a big interest in the project – commented Marta Machus-Burek, Director on Trade Strategies in Colliers International’s Development Advisory Services department.

Ochota Office Park consists of three conjoined buildings, which offer joint are of over 43 000 sqm and over 1100 parking places.
