ECO Nowy Świat BIS wants to have a LEED certificate

Warsaw. LEED „Core & Shell” precertification process starts for the designed office-services building „Nowy Świat BIS”.

 

„Nowy Świat BIS" is going to consist of an office and an business - services part as well as two floors of underground parking lot. It is going to deliver an area of nearly 11 000 m2 to the market. The investor, Centrum Bankowo Finansowe Nowy Świat, has begun a LEED certification process in „Core & Shell” 2009 cathegory already in the design phase.

- Achieving various types of certification is currently the most popular method to emphasise involvement in realization of investment projects in accordance to principles of the so-calle sustainable construction. It's worth mentioning also the othe, economical aspect of a property's certification. Awarded buildings are characterised by a greater ratio of rented area – explains Regin Gul, Senior Project Manager in Project Management Department, Jones Lang LaSalle,  LEED Accredited Professional i BREEAM Assessor. - It is also easier for the owners of such structures to build a lessee portfolio consisting of strong, recognized brands, for whom caring about environment is a part of organizational culture. This in turn translates into property's higher value, which is percieved as a more reliable investment. As Jones Lang LaSalle's estimates say, currently the most popular certification systems in Central-Eastern and South-Eastern Europe are BREEAM and LEED systems. They were acquired by respectively 64% and 36% of completed office projects in the region and 68% and 32% of areas in the middle of realization. Our observations show, that ecological certification systems are becoming a permament part of trends governing on the European commercial property market, especially when it comes to highest class buildings.

Construction of the building located on Nowy Świat 6/12 St. in Warsaw is planned to begin in the coming april and is going to last till june 2015.

It's worth mentioning, that 670 000 m2 of office areas existing currently in Central-Eastern and South-Eastern Europe have already acquired certificates in the area of sustainable construction. In turn, in Warsaw alone around 400 000 m2 of office areas (17 structures) will apply in coming years for the title of a so-called "green building", which proves both that the environmental certification is becoming more popular and that the awareness among the investors is increasing.
