A 155-metre high office building Q22 will rise at Jana Pawła II and Grzybowska streets intersection.
We are beginning the realisation of the highest and biggest project in the history of Echo Investment. This a special investment. Not only due to great location, but also because of an exceptional architectural design made by Professor Stefan Kuryłowicz. I am convinced that Q22 will set a new quality on Warsaw business map – said Piotr Gromniak, the President of Echo Investment Board.
The building will offer the office space of nearly 50 000 m2. Q22 is being erected in the place of the already demolished Mercure hotel. The investor reclaimed all the materials accumulated during the demolition and recycled them, consequently receiving 1500 tons of steel and 25000 tons of concrete aggregate. The architectural design was created by Kuryłowicz&Associates in cooperation with Buro Happold Polska.
Tall buildings in centres of famous cities are a measure of their ambitions and a litmus paper of their builders’ technical mastery level. Stefan has dreamt of erecting a high-rise in the centre of Warsaw. We developed the design started by him with an aim of making it bear the traits of architecture which is expressive, distinguishing and noticeable not only in city’s profile and its historical views, but also in perspectives of Warsaw streets and avenues of a more and more visible CBD. Although Q22 touches the sky, it also touches the ground very gently, opening into the street with a friendly ground floor. It offers spaces which are convenient for work, meetings and recreation in comfort, and simultaneously in the spirit of innovation, which accompanied this design from the very beginning – comments Professor Ewa Kuryłowicz, Kuryłowicz & Associates.
As Ian Booth, a Regional Manager, Buro Happold, puts it – We are proud that it is in our office that the multiple, integrated Q22 project is created. Buro Happold’s team made every effort so that the building’s construction and installation solutions fulfilled the highest international standards for skyscrapers and were sustainable.
Q22 office building is not just a modern office space being created in the business centre of the capital. It is also a user-friendly building, which offers the latest functional solutions. It is a place which will become a showcase of every company, emphasising its prestige. Q22 means also convenience for its occupants – a restaurant, a fitness club, a parking lot and a changing room for cyclists, the latest solutions for the owners of mobile devices, an adequate social area. Q stands for Quality – that is the quality of the design and its realisation. Q is also a potential which will influence the city. Finally, Q stands also for quartz, a clear and perfectly-structured crystal – explains Rafał Mazurczak, the Director of Echo Investment Offices and Hotels Section.
Echo Investment already has a building permit. The works with constructing slurry walls and work platform will begin soon. Currently, the search for a general contractor is in progress. The beginning of parking lot’s construction, which is to be completed in 12 months, is scheduled on September. The construction of Q22 is to be completed in the first quarter of the year 2016. The value of the investment comes to PLN 500 million.
