Do start-ups benefit from the support of consulting companies while searching for their new head offices?

Start-ups are a growing group of clients who benefit from the support of professional consulting companies. Young entrepreneurs are currently more aware of the fact that the cooperation with experts can actually bring very positive effects for their companies, especially considering the lease of office space in office building class A. A very good knowledge of the local market and the review of transactions allow a consultant to negotiate attractive financial conditions for their clients. However, when clients decide to negotiate on their own, they often lose too many financial incentives which are considered a standard on a given office market.

Moreover, a crucial asset of any consultant is their extensive knowledge of completed projects, projects under construction, or projected ones. Clients have therefore an access to a large data base which can color their decisions and allow to be always one step ahead of other tenants.

You have already mentioned that the owners of start-ups actually care about flexible conditions of their lease contracts. Could you tell us why?

Flexible lease conditions are mainly discussed by the owners of start-ups at the very beginning of the process of searching for a proper office space. It results from the fact that it is very difficult to estimate how fast a certain company will develop in the future. An important element of any lease contract are therefore concrete regulations which allow for company’s growth in a given location, or the ones which offer an opportunity of limiting all costs related to reduction of the occupied office space.

So, what is the perfect office space for start-ups? What do their owners expect and what factors definitely should not be omitted?

Start-ups often search for office space which has an incredible loft atmosphere. Undoubtedly, the former factories designed as office space constitute an optimal place for any young growing company. The owners of start-ups often do not want to locate their head offices in high glazed office buildings, which are mainly occupied by big corporations. It is worth remembering that many owners of start-ups are people who resign from working in corporations in order to launch their own business activity. Thereby, they often look for a space which is not an usual office but which is a place where every employee can feel free and comfortable.

Some start-ups operate for a very short period of time. So, is it still worth investing in special office space for start-ups? Are the owners of start-ups good tenants?

In my opinion, a perfect answer to this question is quick development of co-working centers, which lease more and more additional space in office buildings class A from year-to-year. This increasing number of the mentioned concepts presents the demand which is currently generated by the market. Start-ups are a very prospective group of tenants. Many companies are developing very dynamically right now. They begin with searching for small areas of several hundred meters, and, within a couple of months, it turns out that their demands are growing to even several thousands of sq. m.
