Warsaw IVG Fund and company LHI SP. z o.o. signed a preliminary agreement in the form of notarial deed on the sale of the building Chmielna 25. This transaction is the first transaction in Poland concerned with a high-street retail building with office component. The sale price has not been revealed.
Office and commercial building Chmielna 25 joined the group of seven A class buildings purchased by IVG fund in Warsaw in recent years. Chmielna 25 offers 4500 sq. m of offices on six floors and 1800 sq. m of commercial space. The building received LEED certificate with the assessment Gold. The users can make use of underground garage for 25 vehicles, places for bicycles and charging stations for electric vehicles. In the building, there are headquarters of, among others: Smyk, LHI SP. z o.o and Bank Deutsche Hypothekenbank. Chmielna 25 was designed by the studio Bulanda Mucha Architekci.
From the very beginning of the works on Chmielna 25, we wanted to create an investment which will transcend commercial investment and construction venture. The project is a part of revitalisation of the street, which for over 150 years has played the role of commercial promenade in Warsaw. Chmielna 25 is the missing piece in our strategy, which involves investing in A class office blocks, located in the centre of Warsaw, the best addresses in Śródmieście and the Old Town. We choose investments located in the immediate vicinity of places of leisure and entertainment, which serve such functions as green zones, servicing stations, shops or restaurants, explained Maciej Zajdel, the President of IVG Poland.
In last three years, IVG completed in Poland over 10 transactions with a total value of approximately 350 million euro. The portfolio of the fund includes such Warsaw investments as: Le Palais on Plac Grzybowski, Royal Trakt Offices on Aleje Ujazdowskie, Norway House in the vicinity of the Constitution Square, Pałac Młodziejowskiego, located in the historical part of the Old Town and Feniks on Żelazna Street.
