The experts of the DTZ consulting company estimated that the total volume of lease transactions concluded by enterprises from the sector of Technologies, Media and Telecommunication in Warsaw from 2012 to 2014 amounted to over 1,16 million sq. m which corresponded to 19 per cent of the total amount of concluded agreements and constituted the highest contribution among other sectors. The greatest activity in the analyzed period was recorded in case of IT companies and they were followed by the media and telecommunication industry.
First and foremost, such a high position of tenants from the TMT sector results from a dynamically increasing number of entities and intensive development of this sector in Poland within last five years. The total volume of lease contracts concluded by companies from IT, media and telecommunication industries amounted to 580 000 sq. m in the period from 2010-2014 (ca. 115 000 sq. m annually) and it was lower by almost 60 per cent in the period from 2005-2009 (365 000 sq. m which means ca. 73 000 sq. m annually).
Companies from the TMT sector have been locating their headquarters most frequently outside the center of Warsaw over the recent several years, mainly in the largest business districts such as Południe Górne (surroundings of so called Służewiec Przemysłowy) and Południowy Zachód (area of Jerozolimskie Avenue and Żwirki i Wigury Street) which results from a relative good communicational accessibility of these areas, favorable relation of the area’s quality to price and great activity of developers in these zones which translate itself into increasing availability of offices and decrease in effective rents.
Due to dynamical changes which the TMT sector is undergoing and it will be undergoing in the future, it is very important to provide tenants from these industries with effective office areas and flexible lease conditions. Moreover, taking the employees’ profile into consideration (mainly young people) and their work style (great part of time is intended for a group work and there is a need for internal mobility), it is essential to create an attractive office area which will be adjusted to organizational culture and it will have a positive impact on communication and cooperation between employees – comments Kamila Wykrotka, chairman of the Consultancy and Market Analysis Team, DTZ.
