In the first six months of 2013 the initial investment transactions achieved a value of 970 million euros on the Polish market of commercial Real Estate. According to the analysis of Jones Lang LaSalle forecasts for the next few months are positive.
The Office industry is the strongest leader in the market in the first half of the year, the carried transactions had a value of about 611 million Euros. In the commercial sector, this figure stood at 161 million Euros, 184 million Euros-inventory while the hotel real estate earned 14 million Euros. The most of the transactions comes from the foreign investors mainly.
The most significant transactions, which took place, were the sale of the “Senator” office building in Warsaw, by Ghelamco company for 120 million Euros for Union Investment and the purchase of commercial Real Estate portfolio & Echo Company in Tarnow, Radom and Piotrkow Trybunalski, by the London Cambridge Properties.
Presented estimates do not take into account the number of transactions that have been signed in the second quarter of 2013, but their finalization is scheduled already for the 3rd quarter. Their value is about 800 million Euros, others sold are an office building “Le Palais” in Warsaw, the property of Warimpex Company.
Taking into account the key transactions announced in the second quarter, whose finalisation is provided for the coming months, as well as many other transactions in progress, we expect that the total value of investment transactions on the commercial Real Estate market in Poland to exceed 2.5 billion Euros in 2013. The market is increasingly diversified, which is reflected by the investors' preferences, who are not only interested in key, prestigious office projects in Warsaw or Shopping Centres in major Polish cities, says Agata Sekula, Director of Capital Markets for Commercial Real Estate in Central and Eastern Europe, Jones Lang LaSalle.
