Business Center Wierzbowa will be a 5-tier structure class A with the total usable area of 1160 sq. m. The building will offer commercial area located on the ground floor as well as office and service area located on four floors. Potential tenants will have a possibility of free arrangement of premises. A car park with 40 parking places and car park for bicycles were envisaged in the structure. The project was devised by architects from Projektowanie Architektoniczno-Budowlane Antoni Makarewicz studio. The building of the structure started at the end of 2014. At present, finishing works are being conducted in the interiors of the building. The planned commission of the office is envisaged on October this year. The total cost of the investment will amount to ca. 4 million zlotys.
The main factor which decided about the choice of this location was lack of office structures in this part of the city. Our decision about commencement of the building was exceeded by negotiations with cooperating companies – says Mariusz Baruch, Business Center Wierzbowa. At present, there are not many new office structures in Białystok. Most of the offices are old buildings which do not offer modern office area of open space type – adds.
According to the report prepared by Colliers International and Adecco „Northern Poland – Development potential of services for business”, Białystok offers ca. 40 000 sq. m of office area class B/B+. The office structures are mainly located in the central part of the city and among them dominate buildings with the leased area amounting to 4000 sq. m owned by local developers. Small number of buildings makes that the majority of offered office premises are small and medium modules – from 50 to 200 sq. m of cabinet type. In result, there is lack of area in Białystok which could meet requirements of international corporations. It is worth mentioning that there are 11 universities and 12 thousand graduates in the city which means that Białystok has a substantial human capital.
