Currently, we are in the course of buying two offices in two regional cities. I cannot tell anything more right now, however we are going to announce it soon – informs Przemysław Krych, chairman in Griffin Real Estate.
The entrepreneur ensures that his company, depending on the profitability, is going to invest in structures from scratch as well as finished buildings.
The criterion of profitability had also a crucial meaning while shaping the investment in Katowice where the investor is conducting the reconstruction of Supersam – a pre-war market hall. Initially, next to the sales area there was supposed to be a cinema with few rooms, but now Griffin decided that it will be an office space. The calculation showed that we are able to earn more on offices than on a cinema – judges Przemysław Krych. – That is why we decided that this area which was earlier intended for a cinema, will be converted on an office and it will result in 5000 sq. m of office space. As we may conclude from the conversations which are currently being led with tenants, there is great interest and we think that it will enhance comparatively the economics of this enterprise.
Griffin Real Estate started the reconstruction of Warsaw Koszyki Hall in the half of October. The investment which offers 21 000 sq. m of rentable area will be opened in the second quarter of 2016. All things are going according to the plan – says chairman in Griffin. – We are glad that we do not have any delays in the building and that leasing is going very well. In the sales part we are on the level of ca. 30 per cent, the same situation is in case of the office part, so it is a very good result as for this stage.
