TENSOR will consist of three buildings - X, Y and Z - offering offices and commercial areas. The construction works of the first stage of the investment, that is, the building X offering ca. 4960 sq. m of office space, are to start in the second quarter of 2014, and end in the second half of 2014. The complex will offer a total of almost 20 000 sq. m of offices and 446 parking places.
We have experience in the implementation of office buildings, which is confirmed by the successes of investments such as BPH Office Park and Opera Office in Gdańsk. Now, we try to come to grips with the office market in Gdynia, where we have been present with residential buildings for years. The office blocks will offer A class space. In the building, the following solutions will be implemented: BMS, emergency power supply (UPS), power generator, air conditioning with individual temperature control, switchboards in the IP technology; access control system, Intrusion Detection System, fire detection system and CCTV. The buildings will also have energy-efficient façades and recuperation system (heat recovery). The office Degustis Studio is responsible for the design of the complex TENSOR.
The consulting company JLL is responsible for commercialisation of the building. TENSOR offers not only great quality and effectiveness of office space, but also rental rates at a very reasonable level. Rents in modern office blocks in the best location in Tricity in recent months oscillate between 12,5 and 13.5 euro per sq.m per month and Tensor will also do likewise. I am sure that TENSOR will gain a very important standing on the office map of Gdynia and Tricity, and the tenants will appreciate quality and comfort offered at a good price, commented Magdalena Reńska, the manager of the branch of JLL in Tricity.
Gdynia is often the recipient of queries about office space, needed by companies which want to be located in our city, said Michał Guć, the vice-president of Gdynia. The new investment will considerably widen the offer and will give us the prospect of gaining new employers and new jobs.
