Baltic is waiting for the permission.

The final draft of the Baltic Office block.
Investor, Gravest fund filed in the application for a construction permit of the office building Bałtyk in Poznan.

The application is currently in the Faculty of Urban Architecture of Poznan City Hall. The positive decision will mean the realization of an office building at Roosevelt 22 street in Poznan.

Currently the architects form the Dutch design office MVRDV are working over the last details of the interior design and appearance of the surrounding of the building. The office building is about to have 12 500 square metres of the office surface and 2500 square metres, of commercial space on 16 floors. The surface of floors is very diverse from 630 square metres to 1290 square metres. The users will be given a possibility to use the underground, three-story garage with 160 parking spaces for cars and surface parking for 60 bicycles. The completion is planned for 2015-2016 year. The property is located in the main transport hub of Poznan, at the Kaponiera roundabout.


The name of the investment comes from the legendary cinema Bałtyk, which operated here from 1929 to  2002. Also the intimate cinema will be launched in the new facility. First two floors are designed for services, cafes and restaurants, while in the penultimate the lookout restaurant. On the top floor the one-room hotel is planned as well as multi-functional space that could be possibly used by the restaurant or on the conferences, exhibitions, or shows.


The project of building structure was created in stages-from the initial closed shape another pieces were “cut”. The limitation of the project were connected with the size of the lot, the permitted height and the requirements of the City Historic Preservation Officer. These latter caused that the wall of the building will adjoin to the Sheraton Hotel and will grow gradually. The shape of the building is multidimensional- it looks different form every perspective, thus it evokes many associations.
