Olivia Business Center is an office complex located at the main artery connecting whole Tri-City - Aleja Grunwaldzka in Gdańsk. Investment will offer 120 000sqm of office space in seven buildings. Olivia Gate, first one, was commissioned at the beginning of 2011.
Olivia Tower and Olivia Point were executed in a very good pace. Foundation stone was masoned on 28th March 2012. They are commissioned now. Three structures were undergoing BREEAM certification process and received a Very Good evaluation. It gives a confirmation of application of energy-saving, pro-ecological and modern solutions.
Olivia Point and Olivia Tower are included in so called group of intelligent buildings. They have advanced systems which lower energy intensity and building management costs as well as they maximize functionality and safety. Lightning of external parking is controlled by dusk sensors, and in underground parking is controlled by motion sensors. Elevations were made in a technology of differential heat and light conduction, depending on exposure to sun light - says Maciej Kotarski from TPS company, which is an operator in Olivia Business Centre.
Within environment-friendly solutions buildings are equipped in green roof and system of water retention as well as optimal lighting systems, levelling the problem of light pollution - excessive lighting in the night. Additionally, a segregation of rubbish is being done in the building. Maciej Kotarski adds: Finally, in the daily usage, the most noticeable are eco solutions, increasing comfort of the daily usage. Buildings have tilt-and-turn windows, which enable a natural ventilation of spaces, lowering the need of using the ventilation which leads to minimization of exploitation costs and lower bills of leaseholders.
Special changing-rooms, showers and spaces in the underground free of charge parking were designed for cyclists.
We wanted that a whole complex would be the most environment-friendly, and economical in exploitation as well as functional to all who work there. I think, that solutions which were used in those structures will influence all those fields. Intelligent buildings are future of construction. What is a novelty for us, is working out perfectly in the West. "Ecological" and "energy-saving" are slogans which sound nicely. One of the first leaseholders is Finance-Accounting Centre Bayer Service Center Gdańsk, which occupied two storeys in Olivia Tower.
