The renovation of post-industrial Zabłocie speeds up. After Garden Residence apartments, Lofty w Młynie and Diamante Plaza office building in Zabłocie, the construction of Enterprise Park business park has started. Jonathan Cohen, the CEO of Irish company Quinlan Private Golub (QPG), states that Zabłocie was chosen not only because of its great location near the city centre and good transportation to crucial places, but also because the building permit was obtained quickly. It is all the more important because it will be the second investment of that type in that area – at the end of previous year, Spanish investor Aldesa Polska has started a construction of luxurious office building Diamante Plaza. Its opening is scheduled for 2009. The first stage of Enterprise Park's project, buildings A and B, should be finished in the third quarter of that year, and building C next year.
Quinlan Private Golub has has already conducted many prestigious investments in Poland and among the most important are Warsaw Financial Center, International Business Center I and II, Wiśniowy Business Park’s building F, Oakland Park, a residential project located near Warsaw and Gliwice's shopping centre Forum. Business park in Zabłocie will be the first investment on Kraków’s market. We have a lot of experience with building business parks, but we are still improving our projects in order to satisfy changing needs of the tenants. During the design of Enterprise Park we used the experience we gained during the realisation of Wiśniowy Business Park. We know how much the tenants appreciate universality of the rented space, so we reduced the module of interior planning to 1,35 m in order to make the space easier to arrange – praised the project Jonathan Cohen – We desing our buildings in a way providing every person 6-7 msq of space, which means that we must provide over 50% more air through the ventilation system than our competition.
The investors stress, that it is very important for them to create a real business park. That is why even though the building permit allowed for a bigger structure, QPG decided to limit its project to four storeys, in order to provide more comfortable workplaces for the future leaseholders' employees. The buildings, designed by DDJM Studio Kraków, will be created on the plan of letter H – that arrangement guarantees good light exposure of all the buildings.
Buildings A, B and C will offer over 28,000 msq of space for lease. Additionally, in each building there will be a separate reception, eatery and service spaces. In the underground levels of the buildings there will be underground parking lots, with one space for every 30 msq of leased office space. The green areas will be kept around the structures as well as on ground floors of these buildings.
Quinlan Private Golub is planning to revamp existing Na Dołach street, so that the access to the investment will be better. The company is also negotiating with the city officials and possible investors the possibility of renovating the Wałowa street as well.
